The cost of a property inventory can vary, depending on several factors such as property type and location. Typically, most inventory service providers price jobs based on the type of property (House, apartment, room only) , the number of bedrooms, and whether it is furnished or not. 

Price can also depend on the full service required by the client, such as whether a new tenant check-in service is also required at the same time.

 A property inventory clerk is a professional that documents the contents, condition and cleanliness of a property, usually for rental purposes, at the start and at the end of a tenancy. Want to find out more about what is an inventory?


A mid term property visit, or property inspection as they are sometimes referred to, is a routine check landlords or property managers carry out during a tenancy. It’s typically done midway through the rental term to:ensure the property is being well maintained, identify or monitor any necessary repairs or maintenance issues and confirm that the tenants are complying with the terms of the lease. It is also an opportunity for the tenants to report any concerns or issues they might have.

A check-out report is completed at the end of a tenancy to record the property's condition compared to the original inventory report, note any damage excessive to  normal wear and tear, missing items, or cleaning issues. Yes, a landlord can deduct money from your deposit for cleaning, but only if the property isn't left in a similar condition to when you moved in.

Your Landlord can deduct for cleaning if the property is left noticeably dirtier than when you moved in - however, Landlords need to provide evidence like an inventory or check-in report, and potentially photos or receipts for professional cleaning, to justify deductions.


Yes, similarly to cleaning deductions, a landlord can deduct money from your deposit if the property isn't left in a similar condition to when you moved in - however  'fair wear and tear' must be considered. 

Landlords will need to provide evidence like an inventory, receipts or a check-in report to justify any deductions.


Your Landlord or property management agent must provide evidence to support any claims from your deposit. Tenancy deposits cannot be held by your Landlord directly, and must be returned to you at the end of your tenancy if there is no evidence for a valid claim.

If you do not agree with any deductions or claims then you can dispute the claim.
